Every rental property we offer is evaluated, renovated, and approved according to a defined set of criteria designed to reduce risk, control maintenance costs, and support long-term performance.
Structural & Exterior Standards
Roof
Replaced if less than 5 years of remaining useful life, as determined and approved through a professional home inspection.
Foundation
Must be approved through home inspection and/or city inspection, ensuring structural integrity and long-term stability.
Driveways
Evaluated and approved through home inspection to ensure safe access and usability.
Exterior Paint
Repainted or professionally touched up where necessary to protect surfaces and maintain neighborhood standards.
Interior Standards
Flooring
Updated with durable, rental-grade materials, including:
Commercial vinyl tile
Ceramic tile
Laminate flooring
Refinished hardwood
Painted concrete
Carpet (where appropriate)
Material selection is based on durability and neighborhood standards.
Mechanical & Utility Standards
🔥 Furnace
Replaced if less than 5 years of remaining useful life and certified by a licensed HVAC contractor.
♨️ Boiler
Replaced if less than 5 years of remaining useful life and certified by a licensed HVAC contractor.
❄️ Air Conditioning
Air conditioning units are not replaced as part of our turnkey standard.
🚿 Plumbing
Updated as needed and approved through professional home inspection.
🚿 Hot Water Tank
Replaced if less than 5 years of remaining useful life.
⚡ Electrical
Updated where required and approved through home inspection and/or city inspection to meet current safety and code requirements.
Updated Kitchen
Kitchens are upgraded to functional, rental-ready condition and may include:
New cabinets, re-faced or painted cabinetry
All new hardware where needed
Adequate, durable flooring
Updated plumbing
New garbage disposal
GFCI outlets and full code compliance
Updated Bathroom
Bathrooms are refreshed to meet modern standards, including:
New bathroom fixtures
Updated plumbing
New lighting and flooring where required
GFCI outlets and full code compliance
Interior Paint
Freshly painted throughout.
Semi-gloss finishes are recommended for durability and ease of maintenance.
Fixtures & Finishes
Lighting, receptacles, switches, blinds, plumbing fixtures, cabinet hardware, and door knobs are updated to a level consistent with the surrounding neighborhood.
Appliances
Tenants provide their own appliances.
This standard reduces maintenance exposure and replacement liability for owners.
